Full Job Description
The mission of the Maintenance Technician 3 is to provide expert-level technical knowledge and leadership to ensure the safe, efficient, and reliable operation of the RV park’s infrastructure and guest facilities. This senior-level role takes responsibility for advanced repairs, manages specialized systems such as HVAC, refrigeration, and high-voltage electrical. By combining technical expertise with leadership and compliance oversight, the Technician III ensures the park’s facilities remain at peak condition while supporting both guest satisfaction and long-term operational goals.
Key Responsibilities
Advanced Technical Operations
- Perform licensed work in specialized areas such as HVAC, refrigeration, high-voltage electrical, or plumbing.
- Lead complex system installations and coordinate large-scale repairs or upgrades.
- Manage relationships with outside vendors, contractors, and inspectors to ensure quality and compliance.
Leadership & Crew Management
- Supports Resort Maintenance Manager with tasks assigned to Sites Specialists, Technician I, and Technician II staff, monitoring progress and quality of work.
- Train staff in advanced technical skills, safety protocols, and guest service expectations.
- Provide coaching and mentoring to develop future leaders within the maintenance team.
Preventive Maintenance & Compliance
- Develop and oversee comprehensive preventive maintenance schedules for all resort facilities.
- Maintain compliance with building codes, health regulations, and safety standards.
- Keep detailed maintenance records and ensure accurate reporting for management and regulatory bodies.
Guest & Facility Operations
- Respond to the most urgent or complex maintenance issues, ensuring quick and effective resolution.
- Oversee operational readiness of hospitality facilities including pool, bar, restaurant, and recreation areas.
- Support resort management with capital improvement planning and budget input.
Golf Cart Maintenance & Management
- Assist in the daily management and upkeep of resort golf carts, ensuring they are clean, safe, and guest-ready.
- Conduct routine checks on battery levels, tires, and general mechanical condition.
- Report or address minor repair needs promptly to minimize downtime.
- Support proper storage, charging, and rotation of golf carts to extend equipment life and maintain availability.
On-Call Responsibilities
- As scheduled, serve as the designated on-call technician responsible for the resort’s after hours phone.
- Remain available and responsive during on-call shifts to answer calls and assist with guest or operational needs.
- Respond promptly to after-hours situations, emergencies, or maintenance concerns at the resort, either resolving the issue directly or escalating to appropriate support.
- Perform additional duties as requested.
Qualifications
- High school diploma or general education degree (GED).
- Trade school program or equivalent training preferred.
- Valid driver’s license required.
- Active trade license or certification in HVAC, refrigeration, electrical, plumbing, or other specialty required.
- OSHA 10 or other safety training certifications a plus.
- 5+ years of progressively responsible maintenance or engineering experience.
- At least 2 years in a leadership or crew management role preferred.
- Leadership skills to direct, train, and inspire a maintenance team toward high performance.
- Advanced technical expertise in specialized trades, with confidence in handling complex projects.
- Strong decision-making ability under pressure, balancing guest needs with operational priorities.
- Excellent communication and collaboration skills when working with management, vendors, and inspectors.
- Strategic thinker who anticipates facility needs, plans long-term improvements, and upholds the highest safety and compliance standards.
This position requires flexibility in scheduling based on the needs of the resort. Team members may be scheduled to work weekends, holidays, and extended hours during peak seasons or special events.
Team members may also be called into work outside of their regular schedule to respond to urgent maintenance issues, guest needs, or other operational requirements.
